Manage Your Rental Income. Not Another Spreadsheet.

Making Tax Digital is here for landlords earning over £50k. Experi gives you rent invoicing, automated collection, tenancy agreements, guarantor letters, and quarterly summaries - everything you need to stay compliant without property management overkill.

Why Choose Experi?

🏠

Rent Invoicing Built for Landlords

Create recurring rent invoices per property, per tenant. Each invoice carries the property address, tenancy reference, and your bank details. Set up once and rent invoices go out automatically every month.

📋

Tenancy & Guarantor Agreements

Send Assured Shorthold Tenancy agreements and guarantor agreements for e-signature - with OTP verification, timestamped audit trails, and signed PDF certificates. No DocuSign needed.

💷

Collect Rent Automatically

Enable Autopilot: tenants pay on Stripe-hosted checkout (you connect your Stripe account). Rent settles in your Stripe balance, then your bank. Late? Stripe dunning and reminders can take over - no awkward conversations.

📊

MTD-Ready Quarterly Summaries

Your rental income and property expenses are automatically grouped by UK tax quarter. Export a clean pack for your accountant or use it to prepare your quarterly MTD submission.

🔒

Deposit & Compliance Tracking

Record deposits with scheme details, track which properties have Gas Safety Certificates and EPCs on file, and maintain a full audit trail of every document sent to tenants.

⚖️

Late Rent Recovery

If rent goes unpaid, escalate from polite reminders to a formal Letter Before Action with statutory interest calculated automatically. Full evidence pack for small claims if needed.

Frequently Asked Questions

Do I need MTD software as a landlord?

If your gross rental income exceeds £50,000 (from April 2026) or £30,000 (from April 2027), you must keep digital records and submit quarterly updates to HMRC using compatible software. Spreadsheets alone no longer qualify. Experi keeps your income and expenses in digital format with HMRC-aligned categories, ready for quarterly submission.

Can I send guarantor agreements to parents?

Yes. Experi includes a Guarantor Agreement template specifically designed for tenancies. You send it to the guarantor's email, they verify their identity with a one-time passcode, review the terms, and accept with a legally binding e-signature. A timestamped certificate PDF is generated automatically.

How does automated rent collection work?

Enable Autopilot and connect your own Stripe account. Rent invoices can include a link to Stripe-hosted checkout. Tenants pay Stripe (trusted card and bank flow); funds credit your connected Stripe account, then Stripe pays out to your bank. Experi never holds the rent. If payment fails, Stripe can retry and send dunning emails.

Can I track expenses per property?

Yes. Create a project for each property and assign expenses to it - repairs, insurance, mortgage interest, agent fees, and more. Experi uses HMRC-aligned categories (SA105 property income boxes) so your accountant gets exactly what they need.

Is this cheaper than property management software?

Significantly. Full property management platforms like Arthur or Goodlord cost £50-100+/month and are designed for letting agents managing hundreds of properties. Experi Pro is £9/month and gives you everything a self-managing landlord with 1-10 properties actually needs: invoicing, agreements, rent collection, chasing, and MTD compliance.

What about the Renters' Rights Act compliance?

When you send tenancy documents through Experi's agreement system, every delivery is timestamped with an audit trail - including when the document was viewed and accepted. This gives you verifiable proof of service, which is exactly what the Renters' Rights Act requires.
